Hotel Investment Services, 'HIS', is a privately held company established in 1989 and located in Troy, Michigan. Our collection of properties ranges from elegant boutique hotels to beautiful award winning resorts. Our managed facilities employ over 1,000 associates that deliver outstanding service, quality food and beverage, and create exceptional guest experiences. These managed properties stand out and outperform the competition in occupancy, average daily rate, and revenue per available room.

All properties have received numerous accolades over the years for best hotel, best conference center, most unique venue, best new golf course, and several community awards. HIS manages, owns, and develops hotels, conference centers, golf courses, training and development centers, and retreat centers. Our management team has successfully managed properties in all segments of the lodging industry.

HIS operates our portfolio of hotels, conference centers, golf courses, training and development center, and retreat center from an owner's investment perspective. We set in place proven systems that produce accountability in each department. Our line by line approach ensures the best pricing, operating, and savings are obtained and revenues are maximized. Employee policies, procedures, and training are above industry standards as we attract the best and most dedicated employees. Our turnover ratios are below industry averages as we strive to provide a work setting that promotes from within, takes a sincere interest in each employee's career path, and provides the tools necessary to achieve employee potential.

HIS excels in market share growth, complex hotel operation management, and the maximization of owner returns. From managing full service resort hotels, limited service hotels, and extended stay hotels - our corporate management team strives to grow revenues for owners. We are committed to full utilization and maximization of our skill sets to bring better than average returns to the bottom line. Our talents apply to all food and beverage operations that include restaurant design, brand creation, Epicurean experiences, menu development, and creating innovative guest strategies to increase covers and build loyalty. Other specialties include golf course development, green course design, optimizing market returns, and complete golf course management. Our team guides investors through the entire development process.

HIS is proactive to become an environmentally conscience business that recognizes how our properties actions affect the lives of our guests, our communities, and our planet.

Green Lodging Michigan Our Doubletree hotel in Bay City recently obtained its Green Lodging Michigan (GLM) Steward certification from the Michigan Department of Labor & Economic Growth. GLM encourages hotels, resorts, motels, and bed & breakfast facilities to implement environmental initiatives and cost-saving "green" practices to conserve energy, reduce water consumption, protect air quality, reduce waste, and participate in environmentally preferred purchasing.

Other HIS properties are taking the steps necessary to achieve this important certification. These earth friendly practices recognized by the state of Michigan are goals we are determined to incorporate, respect, and hold in high regard.

Explanation of Awards:

Crystal Cookie - commitment to embracing our brands "CARE" culture with hotel team members, guests and community.

The CARE acronym stands for Caring, Attentive, Responsive and Empowered. The CARE Cup award recognizes hotels that deliver a caring and welcoming experience to their Guests, Team Members and Community and demonstrate Doubletree's CARE Culture. The CARE Cup is a traveling trophy that moves to each selected CARE Hotel of the Quarter throughout the year. Each quarter, one hotel earns the privilege of displaying the coveted CARE Cup for three months.

Pride Award and Connie Award - Recipients determined buy a composite score of: Brand Consistency Index which is a measurement of physical condition, cleanliness and compliance with brand standards. Hilton performs a minimum of 2 unannounced inspections during the year. Guest Loyalty Scores - guest comment evaluations distributed by Hilton

A ranking in the top 10 gets you the Pride Award and the Connie is for a #1 ranking. Based on year to date rankings we expect to get the Pride Award for 2008.
